For choosing your house, what are necessary requirements vs what would you compromise on? It seems each house we like has one thing that's a sticking point, be it location, near a train line, garden size etc. What would you say is the least important aspect for picking a house?

Only you can answer this.

Write the list of what you want and if you can't get all of it on your budget then something has to go.

Eg length of walk to train station and number of bedrooms. Couldn't afford somewhere with a short walk and enough bedrooms so decided that actually better to have a really long walk/drive to station. Whereas first flat went for really tiny flat next to tube station
