1.4% plus VAT here (Cornwall).
Less reputable agents were 1.2% plus vat.
Worth noting we used one of the fixed fee agents for £1050, and they were awful. Although I don't think our agent is necessarily worth their 1.4% plus vat (nearly 4K), I dread to think how much worse things might have been with the online agent.

Not really, when compared to your buyer's stamp duty which will be £26k if I've done my sums right.
At least they'll be doing a but if work for it And a % fee is an incentive to work a bit harder.

We negotiated sliding scale... 1% for under asking, 1.5% for asking, 2% for £5,000+ over asking... but ended up paying 1.5%

So basically 2 agency both trying to sell the house and the successful one gets the money

Allthebestnamesareused - we are also Cambs and paid 0.85% but another firm quoted 0.75%.

Ours was 1%+ VAT and included professional photos which were amazing. We felt it was worth every penny, but then our house was relatively cheap so 1% wasn't a huge amount.
