Help! All ideas welcome..

Buying a 1930's house that has been tenanted and left alone for many years.

Looking at knocking down some walls downstairs and having kitchen diner/living.

I can't quite figure out how to get/if to put in a separate toilet and/or utility.

Floor plan attached (hopefully). Help!

I would completely rework the existing kitchen, study, dining room. Take some of the kitchen space near the stairs and made a toilet and/or utility (maybe the bit up to the actual word kitchen).
Then, knock the dining room and kitchen and study together into one. Put the kitchen in what was the dining room space looking straight onto a full width dining and lounge space. Keep the existing living room as a formal living room and/or study.

Oooh. That's interesting! We had thought about toilet and utility under stairs and a bit along. But then planned to open up the rest (apart from front living room) but leave kitchen along the side wall with an island... hadn't thought about moving the kitchen..

If you want to keep existing kitchen and existing location I'd probably make the toilet utility the top part of the current dining room (maybe to just below the words dining room with a door off the hallway). Then knock through all the rest of the bottom half of the house as you say.

That is pretty much the configuration we had, although we already had a the worlds smallest downstairs loo underneath the stairs. Actually it perfectly functionable so left it as is.

We have one big room now which is similar to your layout, leaving the front room as is. We have blocked off the door into the kitchen from the hall, and the space immediately behind what was the kitchen door is our utility, accessed via a pocket door from the kitchen (in a similar place to yours, all along the left hand wall with a big island in front of it). Okay: knock through from kitchen to study to create larger L shaped kitchen. Turn WC into utility room, possibly enlarging it. Put downstairs loo under stairs.

So the door that you can see is the pocket door into the utility, so what was the top part of the kitchen, we come into the room via the dining room door on your plan, and its one big room.

For me personally, I wouldn't change your loo into a dining room - that's probably a great view into the garden in a 1930s house and I would want to enjoy that view as part of the living space, not a utility space.
