Rejig my floorplan?

Thinking of buying a house, what would you do with this floorplan? Extending is complicated as the house is built into a hill 1.5 m above the ground level with steps up to each of the doors. The floor level in the garage is 1.5m lower than the rest of the house.

Any thoughts appreciated. Apologies for the rubbish floorplan!

I would convert the garage into a playroom/snug - as children get older and stay up late it is such a luxury having a second living room.

If you can afford to lose a bedroom, I would turn the smallest one into an ensuite - a simple wall by the stairs would turn that whole area into a master suite.

What do you need OP?
How many DC? How many bedrooms do you need? Do you use garage?

We have 2 dc. no plans for any more. Garage wd be just for storage but that seems like a waste!

Ideally would like a downstairs loo and maybe a utility. We may have to decide between those and a snug which is also sounding appealing! Smile. Love the idea of a master suite which hadn't occurred to me at all.

Extend out at the back of the kitchen and dining room and create utility room and downstairs loo in the section which backs on to the garage wall.

You could turn the small bedroom (between the two larger ones) into a jack and Jill bathroom, or a master suite would be just as lovely. Incorporate the garage into the house as utility, loo and snug if there's room.
