How long between instruction to agent and viewings, in your experience?

It's only been a few days since we put our house on the market but afaik our agent hasn't even had one enquiry. Should we worry yet or is it such early days that it's irrelevant?

Would need a lot more info than that to comment. I'm an agent and it really depends on demand for your style of property in your area at the time.
Where we are, a 3 bed semi in a nice estate by a good school would have at least 4/5 viewings booked on the first day if it's priced right and would be looking at an offer within a week or so.
I also cover very prestigious areas and a mansion for £2,000,000 can take a few months to find the right buyer and often getting viewings can take well over a couple of weeks.

Thank you. It's a detached period house and quite expensive so perhaps it will take a while.

Are you with an online or highstreet agent?
Have many similar properties come to market or sold recently? I hope you don't mind my asking.

Ask your agent for an email with your weekly marketing report from rightmove, it will show you how many searches your property came up in, how many people then went onto look at your advert, and then how many people clicked through the photos. It really helps to see if your property is 'grabbing' people online. If it's not then perhaps the photos, description or so on are putting people off booking to view.

Instructed Monday. On rightmove Wednesday. Five viewings Saturday.

If you have no viewing on this Saturday I'd be concerned. I'd expect the agent to be calling all the registered buyers on their list and getting viewings in. Not just passively waiting for enquiries

Instructed Monday... three viewings Monday! Viewings all week, by the time it was online it was sold.

Valued Saturday, instructed EA Tuesday (as BH Monday), EPC and floor plans Wednesday, on market Thursday pm, 8 viewings Friday/Saturday, one more Monday, sold full asking price same day.

Is it on the website yet? A house we're interested in had a board go up last Wednesday, I couldn't find it online all week, so rang the agent on Friday. The details hadn't been prepared and were only available yesterday. Very poor IMO.

And after all the faffing and us sneaking around trying to see in the garden, looking at the house at different times of day for a week to see where the sun was etc, it's absolutely rubbish inside so we aren't going to bother.

Very few people go in to the agents to get details in person these days.

Seems that currently in the se agents are going for punchy pricing and then slashing if can't get anyone through the door

I imagine there are more people looking for £200,000 homes than £1m. Hold on in there and keep any eye on Rightmove - I'm unhealthily obsessed.
