Depends what you want it for I guess! It's very small and there are nicer central London locations. Like the purple splashback.

Bluntness100 · 26/04/2017 21:20

You're paying for location, it's seven hundred grand for a one bedroom that's so small that the living room and kitchen are one small room. If you moved a little further out uou would get more for your money. I'd struggle to live there as it's so small. I assume you're single and it's for one person?

HollySykes · 26/04/2017 21:20

Tiny, noisy no community.

GriefLeavesItsMark · 26/04/2017 21:24

Tiny fourth floor flat that doesn't even have a proper kitchen. Would only consider if I desperately wanted the location (and nothing else was available).

PatriciaHolm · 26/04/2017 21:27

It's a mansard conversion, a shoebox, up multiple flights of stairs, next to some of the busiest and noisiest bits of London....

Hassled · 26/04/2017 21:27

Odd that there are no photos of the roof terrace - I'd have thought that would be a key selling point. I've looked on Google Earth and there is a roof terrace on that road, but it seems to be the wrong side of the street. Other than that it's really nice - and a great area.

neonrainbow · 26/04/2017 21:29

Its bloody tiny.

EnriqueTheRingBearingLizard · 26/04/2017 21:32

Not keen sorry. The living room come dining room come kitchen is north facing, which means that 'balcony' isn't much use. The street's very narrow so it will be ultra noisy and dark, very intrusive and the kitchen being almost the length of the room isn't ideal, a U shaped arrangement lends itself much better to a combined room IMO. Personally I also hate the purple splashback and would like to see a much better use of the kitchen cabinetry, in such a small space it needs to be ultra planned for best use.

On the plus side, for a one bed it's good that the bathroom is separate not ensuite.

Sallylondon · 26/04/2017 21:35

It strikes me (a Londoner - the clue's in the name!) as not bad value for a fantastic location. I'd buy it, if I were young free and single with £700k in my pocket! Possibly a bit small for a couple though? There is not a lot of room for hobbies, but perhaps your hobby is going out for nice food and drink in which case it's perfect? Depends on your circumstances really.
Yes as pp commented you could get more for your money further out, but you can't stumble home from Soho wihin five minutes from everywhere.

FlouncingInTheRain · 26/04/2017 21:35

Its got very little storage for practical living and not many places you could easily add more.

MrsELM21 · 26/04/2017 21:47

Lovely, but tiny, nice for 1 person if you can afford it

Tobuyornot99 · 26/04/2017 21:50

I'd wonder why it sold for 10k in 1998 and be very suspicious

thekingfisher · 26/04/2017 22:46

Find out what the lease is...

united4ever · 27/04/2017 00:26

Wonder what you could rent it out for....or even airbnb when you go away on holiday too. I am guessing a couple of hundred a night?

Regressionconfession · 27/04/2017 00:35

Fitzrovia can feel very quiet and lonely on the weekends.

Kokusai · 27/04/2017 06:27

Seriously amazing central location.

Have you cross checked the price per square meter with the area average?

For a young couple or single person, working centrally and who's main activities include eating and drinking, theatre, socialising out, going to the parks, etc - this would be great.

I'd want to check the light in the living room, how cramped does it feel, are the stairs super annoying.

Check lease and all the usual lease hold stuff like a sink find, what works have been done/planned etc.

Semaphorically · 27/04/2017 06:35

I've lived in a one person apartment in a similar very central location in a different city. It's hard to tell without viewing it but I would want to ensure that it feels secure - apartment not too close to the main entrance, well-secured main entrance, main entrance unlikely to attract incidental passers-by etc.

Oblomov17 · 27/04/2017 06:39

The agents video is beyond awful. Where's the tour of the terrace? Or is the balcony so tiny that they purposely didn't show it?

exLtEveDallas · 27/04/2017 06:42

That marble bathroom is horrible

diodati · 27/04/2017 07:02

I like it!
