Which house would you buy?

We are viewing properties and there are two we like but they're quite different.
House 1
Much more attractive house, Victorian semi
No immediate work needs to be done, can make it as we like it over time
Quiet road
Small garden
Better area
Up for 20k more than house 2

House 2
Ugly outside
Has a huge drive
Huge back garden
On a very busy road
Cheaper house but needs quite a bit doing to it.

I'm drawn to house 1 as obviously it's more attractive but the small garden puts me off. We also have a child with sn and the busy road house 2 is on concerns me. I can't put links up as I've spoken to everyone I know in RL about it!
Which would you chose?

I'd go for no1, but I'm a fan of Victorian feature. The busy road would definitely put me off. A large garden requires maintenance, which is fine if you enjoy gardening. You can make a small garden very child friendly. There are lots of ideas on Pinterest. Children only really play in the garden on sunny days, most of the year it will be empty.

I'd go for 1 too. Busy road and ugliness would be a no for me.

The first, or keep looking if small garden is a deal breaker.

It helped us to do a list of 'must haves', 'would like to haves' and 'don't really have an opinion'. It meant we found a house that hit all our must haves and although it had one flaw we reminded ourselves that the flaw was on the 'don't really have an opinion' so we went for it. If we hadn't done the lists I think we would have agonised for much longer

Does house 1 have a driveway? I'd prefer go for house 1

Definitely house 1.
We had similar to house 2 and the busy road was awful. Definitely happy with quite road time garden now (3DC)

House 1 unless the garden is so small as to be useless

The road noise won't improve so would rule out house 2 for me

I'd definitely go for house one mainly because it's a better area, that counts for a lot.

Is it a small garden or a yard? If small garden.. go for number one!
