Delaying completion once you've exchanged - help!

Very stressed buyer here.

We exchanged on a property a week ago. Due to complete on Thursday. There's a possibility that we won't be able to - some money that forms part of our completion funds is stuck in a bank account and may not make it over in time.

Has anyone been in this situation? What happened in practice?

I understand that we will be liable for compensation/costs but first-hand experience would be greatly appreciated - I'm beyond stressed by it all.

kiro - I think credit card is the next step. I'm trying to speak to DH to figure out how much is still outstanding.

Umm, friend who got personal loan for about a week ,was able to cancel it, and repay when money arrived, as within cooling off period, with no charges payable.

EssentialHummus · 12/04/2017 12:33

Right, it looks like we have gotten there -

DH's overdraft, DH's company, DH friend money, first half of money that came out of HSBC, and a transfer that I was able to make out of my current account.

The remaining HSBC money, when it leaves HSBC, will pay back friend and DH's company. Should be Tuesday at the latest.

I'm going to put some trousers on and find some pizza/gelato. If I wasn't near-on 5 months' pregnant I'd be hitting the limoncello.

I am so happy for you!!!

EJC85 · 12/04/2017 13:05

This is fantastic news! Try and relax and enjoy the pizza AND gelato!

DancingLedge · 12/04/2017 13:48

Hurrah! Hope it's all smooth now.

Ruhrpott · 12/04/2017 14:00

We had something similar. We got an agreed £15000 overdraft limit and paid it off a few days later. Cost us a bit of money in a few days interest but not much.

Ruhrpott · 12/04/2017 14:01

And we still have the overdraft limit four years later should we ever want to use it

CotswoldStrife · 12/04/2017 14:32

I'm glad you've got it sorted but now you've said it is an international account then yes, I can well imagine they have more stringent money laundering procedures to go through. I hope the sale goes through tomorrow and I'm sorry you can't hit the limoncello to celebrate - give it a few more months!

CountMagnus · 12/04/2017 16:00

Well done - hope your stress levels can return to normal now!

BurnTheBlackSuit · 12/04/2017 16:12

Pleased to read you've made progress and sorted it. Good luck for tomorrow!

IntoTheMystics · 12/04/2017 19:06

Really pleased for you Essential. Enjoy the delicious Italian grub!

FiveShelties · 12/04/2017 19:52

Excellent, I cannot imagine how stressful the last couple of days must have been. Enjoy your new home☺

heffalumpshavewrinkles · 12/04/2017 20:15

Yay! Can't believe a work colleague would lend anyone 9 k though!!

EssentialHummus · 12/04/2017 20:31

Thanks everyone. The solicitor has now confirmed that she has received all the dribs and drabs of money, so from our side completion tomorrow should be OK. (Our vendor is pretty chaotic so I'm fully expecting some other hiccup, but so be it - out of our hands.)

heffalump me neither! Apparently one of the others was ready to lend the entire sum if we needed it, which seems crazy. DH was able to repay him the £9k this afternoon, so we weren't in hock to him for very long. He's definitely getting a present from me when I'm back, he saved our bacon!

Good luck for tomorrow. Law of sod says HSBC pay it all out Tom anyway

BurnTheBlackSuit · 13/04/2017 07:33

Good luck for today!

EssentialHummus · 13/04/2017 18:33

We have completed, but the vendor didn't leave the keys Angry. DH and solicitor are trying to sort things.

Good news about the completion but Hmm for the keys. Locksmith and send them the bill Angry

PunjanaTea · 13/04/2017 20:43

Nightmare. After all the stress of the last few days that's the last thing you need. Hope they've actually moved out!!

Londonjam · 13/04/2017 20:47

See if you can extend your overdraft. We had to do this to complete. It avoided the fees related to credit cards or a loan

Kokusai · 13/04/2017 21:57

They didn't leave the keys!?!?

WTF?

Like @CotswoldStrife says - locksmith + bill!

DancingLedge · 13/04/2017 22:07

How ironic- all the sweat you've had to do to complete, and then someone else doesn't succeed in doing their bit.
How it's getting resolved OK

CotswoldStrife · 14/04/2017 00:31

My suspicion is that they haven't finished moving out, so haven't left the keys ...
