How much to offer?

Askibgood price is OIEO £525,000. Has come down from £545,000. One other offer recently but they have not sold their house yet. The offer was put on hold (vendor is chain free and wants to move quickly). I know that offer was under the asking price but don't know how much by.

We are first time buyers and chain free. How much would you offer?

First listed Oct 2016 but DH is sure he had seen it before so possibly re-listed.

It tracks houses that have been listed previously and/or have had price drops.
