Builder visit

He's coming round next week with a view to do our 5x6m kitchen diner extension.He's asked us to have a think about what we want that i suppose is not on plans .......
I have thought of bifold doors and patio to be level at threshold.
Electric sockets on island.
3 lights above island.
You get the general idea i hope .... Is there anything else that you may think is important? Thanks

Plug sockets that have usb points so you can charge phones etc without using sockets. Wish I had 2 (double usb) rather than 1 now!

Heating ? UFH ? Radiators ?
Windows and doors, sky lights ?
Lighting, sockets including external lights and switch positions ?
Hob ? induction needs separate circuit on your consumer unit (is it up to scratch?).
Extractor fan ? (Building regs will want it).
Plumbing to include water softener, dish washer, hot water tap, washing machine ? (Put in isolation valves if you can)
Wired smoke alarms - if you are having gas do you want to combine with co2 monitor ?
Insulation on new walls to offset increased glass (planning will/may want the calculations but even if they don't then you can get thicker insulated plaster board to reduce bills)
Doors - regular or pocket (handy to save space)?
Will you have curtains or blinds ? Do you want integrated blinds (tidier finish but more clinical) ?
Floor surface - if you are having UFH what depth of the new pad, how long will it take to dry (it can be months before you can lay certain types of flooring) ?

These are the points we worked through before our builder started.

Sorry OP - just noticed you've got plans so you probably have most things covered but things like knowing what time gap between concrete pouring, screed and flooring being put down can be useful.

What is your architect doing? They're not supposed to be leaving you to work all this out yourself.

The architect didn't place any radiators, ufh,sockets,patio threshold etc on plans,or anything mentioned above.I really didn't expect that anyway.
The plans show all sizes, windows, doors etc.things that you expect .The kitchen needs to be designed but obviously it's marked on plans

Builder will need to know what you're having on the island unit (if you need plumbing / power) and roughly where the appliances / sink etc are going in the kitchen. Other things like where you want plug sockets, where you want radiators. You'll need to know where you want the smoke alarm, where you want the extractor (unless you're having a cooker hood extractor), where you want light switches (if you've specified white or chrome etc for switches / plug sockets), whether you want any outside lighting on the rear wall into your garden), if you're having bi-folds you need to have a company in mind and know what their lead in times are (its usually about 6 weeks) but they'll need to do an on site inspection first (so you need to talk to the builder about timescales for when the opening will be ready). You'll also need to know what kind of floor (and have picked it out with details of the underlay etc) so they can work out how the floor levels fit with your existing house.
