Just got a quote for single storey extension thats 3.5m by 8.3 m, seems a bit outrageous at 36k would like people comments

You're getting just less than 30 square metres with that size of an extension, and your quote is £36k (although you don't say whether thats with or without VAT).

Given that most people use £1500-£2000 per square metre plus VAT as an estimate (we've just done a 2 storey extension - which are supposed to be more cost efficient than a single storey - at the top end of those figures) I'd say its a bargain!!

that seems an absolute bargain. We have had quotes of £40k plus VAT with no 1st fix for a 4m x 2.5m extension (In London).

A friends extension was smaller and cost £55k. Sounds like a good price to me!

Crikey, I hadn't seen that it included decoration too. My figures above were also to plaster finish and whilst labour is usually included for lights etc, I'm assuming you would buy and supply those yourself.

That sounds too good to be true. I'd want names of people he'd worked for before and I'd actually go and visit a couple of his former customers.

Where are you? I ran your job past my DH who's a builder and he reckoned about £10-15k labour (he's on a similar job at the moment, minus roof light but plus kitchen fitting and has quoted £12k).

Sounds very cheap to me (south east England) Our quote for fully finished 3.5mx3.5m single storey extension including fitting new kitchen and w/c has just arrived.... £86,000 plus vat! We were thinking £50,000 max...

I'm nearby in North London and I'd be delighted if our extension came in at that amount. Our architect's prepared us for almost double that, plus VAT. Sigh.

Sounds like a bargain. Our 3x 5 m kitchen/dining area extension was £32k and that's with my husband working as a labourer every Friday to save money

I'm currently having a 3m by 4m extension, plus garage conversion to utility room and downstairs loo. Includes velum window and French windows. £18,900 inclusive of VAT.

Just to give another update, so I got another builder round to give a quote, for the same extension with a pitched roof, and two automatic velux windows his quote came in at 42500, and thats not fully furnished as I have another guy who was going to do interiors.

Right now wife and I have decided to delay the extension, will wait another six months and hopefully she will forget about it, lol
