We are thinking of selling our house worth approx £120,000, could anyone give me a rough idea of how much it costs to sell a property please? We would not be buying another property. Thank you

Estate agent fees plus solicitor's fees and your moving costs if you are moving out. Expect to pay around 1.5% EA fees - there may be a minimum fee. The solicitor's fees will probably depend on the agreed sale price. You can find quote sites online to get that info and you can usually get a fixed fee deal for the work involved. There will also be some disbursements - fees to cover the cost of obtaining Land Registry documents, to have the money transferred to you when the sale goes through, etc.

You shouldn't need more than £50 upfront though as the fees are deducted from the sale monies before the balance is sent to your nominated bank account.

I forgot - if there is an outstanding mortgage, that will need to be paid off and if you are paying it off early, there may be a penalty payment.

Our mortgage adviser told us worst case would be approx £7,000 that's with early settlement fee for mortgage + your general EA and solicitor fees, our area is generally 1% of selling cost to EA
