Selling a house with/without estate agents

We are hoping to put our house on the market in April; but an aquaintance might be interested & has viewed - their house is on the market but no offers yet

If we instruct an estate agent in April & then their house sells so they can buy ours what is the situation wrt fees for the estate agent

It depends what type of contract you have with your EA.

If they have sole selling rights then they will be due a fee irregardless of where the buyer has come from.

If they have a sole agency contract then if you find your own buyer then no fee would be due, but you should get them to confirm this.
