Allowing viewings in rented property

I've just bought my first house after a million years of renting. I'm going to be giving notice next week (2 months notice) so will give up my flat the end of April.

My plan is to move the end of March and then go back and clear out a 'dumping ground' cupboard, give it a good clean etc

Do I have to let the LA in or to send prospective new tenants for viewings before I move? I really don't want the hassle when I'm trying to pack and I feel they'll have several weeks between me moving out and giving up the tenancy

I'm in Scotland incase that makes a difference

I think you could ask them - they might just agree but otherwise have a look at your tenancy agreement. It'll probably say that you need to allow access if you get notice.

There's nothing mentioned in my agreement. If I have to allow them I'must going to insist on them being when I'm home. I'm definitely not comfortable with people wandering through my house when I'm not in

There's a law about you being able to have "quiet enjoyment" of your home. I told the lettings agent that I didn't want viewings as I had young children and packing up the house was too stressful. They tried asking about giving up one weekday for viewings but I refused saying that all the while I was paying full rent I wasn't prepared to give up my time showing people my home.

Got a letter from the LA today saying what needs done before I move out.

They expect the flat to be kept in a tidy and well presented manner to allow for viewings. Ffs I'm moving house I'd say the chances are slim to none. Surely they have no say in how the place looks til I move

No legal say no, I do kind of see their point though as they need to remarket it.

Wouldn't a compromise be possible? Allow viewings at a couple of set times in the week and keep orderly for those?

I'm not sure if the law is different in Scotland but in England you do not have to allow viewings, even if it's in the contract. The contract cannot override your right to "quiet enjoyment" of your home.

When we moved out of our rented place, the agents were pretty good with giving us notice of viewings etc.

We had given notice to move to another property, and we didn't have an issue with viewers coming round.

On the note about tidying the place up, never bothered (more than our usual amount)- we were moving out of our own volition.

If the agents had specifically asked us to make the place presentable etc I really would not have cared (beyond our usual)- it would have been of no interest to us who/whether they let the place out afterwards.

I've just been through this exact scenario. I am also in Scotland. If it is not in your contract then you don't have to allow viewings.

I don't mind the viewings so much but my plan is to move at the end of March and as I still have my flat til the end of April clear out a couple of cupboards which are just getting binned and get the end of tenancy cleaning arranged. Before I move there's nowhere I can store boxes so they're out the way so the place is going to be a total guddle. I can just envisage boxes in every room. There's going to be a real limit to how much tidying I can do

Well the agent made a mistake in not putting in in the agreement. When I was in rented I always did it, simply to help the landlord out and similarly I've never had a tenant refuse it. Viewings are always done at a mutually agreeable time. You can give the agent a key and allow them to do it when you're out.

However if you're saying you don't want to do that and you're also saying you don't want people in when you're there, I think that's a bit shit, but it's your right if nothing in the agreement, I don't think they can force you.

Boxes in every room is not mess. It's ok,🙄
