House viewing - what to ask?

Embarking on another(!) round of house viewings this week. Always feel a bit of a plum walking about humming and umming. Anyone recommend what I should/shouldn't be asking? Anything you wish you'd asked at the time but didn't?

Always, always ask if any disputes with neighbours/agents/leaseholder - anyone.

Is it in the catchment area for school of your choice?
Is parking an issue?
When was the boiler installed?
When was it re wired last?
Has it ever been flooded?
Why are the sellers selling?
Any major improvements or changes happening on the road or surrounding roads?

offfs good tip! Most we look at are semi detached or terraced houses so neighbours could make all the difference

pleasant is it wrong to just hand them your questions and a pen? 😄 I think I would find that less awkward. I've checked flood maps and catchment areas, but hadn't thought about the electrics and boiler so that's a good tip.
