Buyer requesting pre completion visit

We have sold our property, the survey has been completed with no issues and we have supplied all the required information to our buyer and no issues have been raised. During our ownership, we've had a new boiler installed which has been serviced each year, and had some electrical work done to upgrade the system so there are certifications relating to both these services.

Our buyers want to complete within the month but want to arrange a pre completion visit to inspect the electrical and heating systems.

I am nervous about this as I think they may be looking for faults to try and obtain a discount. Am I in a position to refuse? I wouldn't refuse a visit if they wanted to look round/measure up as there would be no reason why that would be a problem. I haven't trashed the house or anything and there are certifications covering these systems.

When you say you've sold....you mean you have actually exchanged sale contracts? Assuming this is the case, a precompletion visit will just be con confirm property is fully operational as per sale documents. Very common in Australia and a good idea for all parties IMHO.

Have you exchanged yet? I'd allow them to visit post exchange so you can show them how it all works and what instruction booklets you would leave.

No we haven't exchanged yet, so that's an idea to suggest. I'm just nervous of why they wish to inspect, nothing to hide but will be very busy in the run up and could do without the hassle.

This happened to us. It was fine, the buyers came round, had a chat got all the info they wanted. The sale went through. I think if you say no they may think you are trying to hide something.

MrsBanks that's what I'd want to avoid. There is nothing to hide but I guess I can't really see the point if the certifications etc are all there.

The boiler was only serviced last month and the electrical certifications covered the system for a number of years yet.

We have said yes to our solicitor so probably won't go back on that but it seems odd to be doing that at what is so close to the end.

I always insist on this as a buyer before exchange- not because I want a second shot at haggling, but because I want to know if you've burnt down the kitchen/bodged some diy job/broken the boiler.

Buying and selling a house is so stressful!! Our sale went through but it took time. They may just be nervous buyers and wanting to tick every box. I am sure all will be fine.

Final check before committing to spend an enormous amount of money - fair enough really!

We exchanged today and the buyer had a quick look around beforehand. No drama and just a quick visit to make sure the house was cleared of everything and no damage done.

Our buyer had a look around before exchange. We had already moved out so it was no problem and it all went through ok.

Thank you all, I think I've perhaps read this wrongly from my end, we have invited them round a few times via the agent to look again but they haven't taken us up until now. Looks like it's fairly standard and we will oblige.
