Why do you tell vendors you're moving?

Pre-empting the potential horror of having to do a viewing / being caught at home by viewers. If they ask why you're moving what do you say? The truth that I hate my house, it's shit, it's got no storage and is a nightmare to keep warm obviously won't work. We are hoping to move to a better area, with good schools and less crime, will that be obvious by the location /price of the house (very cheap ex LA house), or is it compulsory to sugar coat it a bit. I am rubbish at thinking on the spot.

The usual bog standard reply: we want a bigger house/moving to be nearer family/downsizing. No one needs your life story or the actual reason you move. Lack of storage will be apparent when they view and the EPC should give a fairly good guide as to the heating issue. Dont panic!

All those issues will be obvious from a viewing and some research. If it is cheap, then fine. A buyer without kids who can fix heating and insulation and thinks the area is on the up will want it.

What to say? Changing area for personal reasons.

I wondered about that (didn't like the flat we were in) but actually nobody asked us.

Nobody asked us. Not in 30 viewings.

We had planned to say "we need another bedroom" but it never came up.

"we're moving area" would be find though.

Just tell them you've out grown the space. They know you've fallen out of love with the house or you wouldn't be selling it.

You're relocating, that's all you need to say.

We moved halfway across the country for work which made it easier to race about how happy we'd been in the house and how lovely the neighbours were.

I wouldn't worry too much. People move for all sorts of reasons.

Closer to family
New job in different area
Splitting up (!)
Going to be working from home so need an office
Take your pick, just don't say its anything to do with the house (apart from the last one as that's kind of acceptable as its a specialist requirement). Yes, the downsides will probably be obvious but no need to reinforce them!

I found 'because I want to' with a slight raised eyebrow deterred further questioning.

I would just say you are moving area. Most people don't tend to question too much.

I personally would just say to be nearer family/new school if asked. We recently moved and every viewer bar one asked why we were moving. If I was you I definitely would not say you'd outgrown the house or its too small for your family now! We viewed houses where sellers said this and it put us right off
