House 1 or House 2?

Dear all,

My husband and I are first time buyers and are thorn between these houses I just thought I'll ask the opinion of others on which of the houses they are likely to go for, what price and maybe some knowledge of local area.

House1 is a 4 bed room that needs work, a little further from the station, it has no side access but bigger garden, more space and on a private road/culdesac with just 3 houses. It has been on the market for long and yet to sell.

Er, the first one says "no longer on the market" and the second link doesn't work...

Update: House 1 is still on the market, but that previous advert has better and more pictures - so I have put that up for more information.

house 2 is on an arterial road with multiple lanes of traffic and therefore I wouldn't touch it with a barge pole

House 1 is nicer and bigger. The work to be done seems to be cosmetic there?

House 2 is a bit more 'done up' but space looks an issue. The tumble dryer being in prime spot between the kitchen and dining room is a real giveaway. The location of Arterial Road suggests that it isn't in a quiet spot.

If House 1 is still walkable to the station, I'd go for that.

House one is my preference ,
House 2 doesn't do anything for me at all , busy road with no kerb appeal

House one - much nicer with a more practical layout , you could convert the garage ( subject to planning etc) possibly extend in or behind it for a large kitchen ? Depends upon the amount of work needed , it looks perfectly live in able and you could do any work as you could afford it ,

House 1 just needs a bit of updating and isn't on an arterial road. Definitely House 1!

Arrrghhhhhh we thought saving would be the hardest thing but nope!

Definitely house one. I really don't like the kitchen in house two-way too small (tumble dryer in the dining room?!) and the garden's nowhere near as nice as house one.

Yes, we have been to see it. It has potential for extension, however, it has no side access which makes DH think extension would be expensive. I'll attach a picture.

House 1 for me. It doesn't look particularly well presented, neat or tidy, which may have put some prospective buyers off viewing but the location would appear to be much better.

House 2 is beautifully presented - apart from an oddly placed washing machine/tumble dryer that there is obviously no actual space for. You wouldn't find me paying up to £400k to live on a busy A road, right by the junction with another busy A road though. The position alone would automatically rule the house out for me.

Would you want to extend?

The back garden looks nice. And not big to start with. I'd personally hate to lose any of it.

Maybe a loft conversion if you need space in the future would be the way to go.

For us, the questions we asked were...
Can we afford it?
Does it meet everything we want (or are prepared to compromise on) now and for the next five to ten years?
Longer term would it be suitable/can it be made suitable or would we move?
Did it have the X factor that meant we wanted to buy it?

The kitchen is quite small so we would like to extend it sometime in future and maybe include a study and a utility room.

The no sales could also mean that the vendors aren't willing to budge on price. Some people will just walk away rather than pay asking price as a matter of principle!

Extension would be to the side of the property and I forgot to mention the back garden has a big pond which is no longer in use but the pit is still there. Also, there is a rail track somewhere in the bush next to the garden. Not close at all but, I thought it's worth mentioning.

Are you saying the house is reasonably priced? There is no recent sale in the area for comparing.

Honestly, I love the house but just a little nervous that we might be missing something & DH thinks House 2 will benefit from crossrail.

From your picture, it doesn't look like there is much space to extend to the side.

Would extending there really give you a big kitchen, study and utility room?
