waiting for loft quote - how much do you reckon????

For those if you that enjoy estimating - had a loft company round to give me a quote last week. Surrey, expensive area, (average 3 bed house price 800-900k), but small house (900 sq ft) We want dormer, tiny shower room, will make house 3 beds instead of 2. 2 velux, new slate roof to front slope, 40cm raise to roof. There may be a small prize for the closest guess!

oh god some of your guesses are high! shit we haven't got 70K! the roof is already gable, so just shoving a dormer on the back really. I told the builder we would do the decorating, and supply the bathroom fittings and flooring, so they can be taken out of the equation. But the showerroom would need to be fitted and the tiling done (I'm supplying tiles, shower room will probably measure 1.8m x 1.4m). It will be a fairly ballpark figure as the calcs aren't done yet so not full drawings to go from.keep them coming!!! I'm going to chase him up later on today for the quote as he did say 'end of the week' (mind you I've waited 3 weeks for a quote before so not holding my breath).

yes stairs, and stud wall as they need to go into a slice of the existing back bedroom. Just rang the other builder and he is coming to quote on Monday. He's more of a general builder rather than a loft specialist. None of the quotes are including drawings/calcs/planning/building reg fees - we have someone else to do all that. The annoying thing is, I think some companies look at how much the work will add value, and look at their price as a percentage of that.

We had a hip to gable done on a London/Surrey semi last year, came to about £45k incl vat to a plaster finish.

I had extensive work done in my house including a dormer and it was £35k.

If you are raising the roof and having the slates replaced I think it will be £55k as that's a huge amount if work.

Also Surrey. We're expecting £55k mark. (Was what people down road spent last year for large double and ensuite.) Also know someone in neighbouring road who recently spent £58k for 2 beds and shower room.

And the winner is......nutbiscuit!! £42,600 Inc VAT. But ( and this is quite a big but), that is conditional on us doing the work jointly with our neighbour. A builder friend says he takes 5k off for each loft when he does joint ones, so if that's accurate it would be more like 48k - which makes jassyradlett the closest! If you fancy PMing a complete stranger your address I'll send you your prize...

That's pretty good for a job which needs the roof raising. (Our roof raising loft conversion cost £100k ten years ago!!!)

It's only really taking the ridge a bit higher on the front slope though titchy, and it is a very small front slope!

It still means rebuilding the entire roof though as the existing beams won't be long enough!
