trustysnail that's actually a really good idea! I've not long moved from Scotland and am in a rental right now, think I have a goodish idea of areas I want to live in, otherwise it's just price and I want a fireplace. Not much to ask really BlushGrin

Are the distances to schools right - over 26 miles to the nearest school?

Also the kitchen does look rather tiny.

I would check the gap down the side as to whether a car will fit- it should do.

Clearly the original bath has been taken out but that is not a huge job to reverse.

Hard to tell with plan being so badly drawn but I would budget to refit the kitchen.

Apart from that if location suits it's just a case of updating decor and maybe taking out fireplaces. I think you have to be able to see past old fashioned decor - are there any nearby for sale which have been recently tidied up?

it could be a bargain. we bought an old people house, it doubled in value when we updated and modernised.

I know the area and it is about the price you would expect for a 3 bed semi of that age. But you would need to modernize it more than most so if I wouldn't offer the asking price.

I think it could be a very nice house with a bit of painting.

If there is no bath that would be a problem for anybody with kids or for older people so would make it harder for you to sell on. Also I have never parked my car in a garage but would not be keen to buy a house with a garage I couldn't use for my car. It's always worth considering how much a house will be worth when you want to sell it.

The garden is lovely.

Good to have some local knowledge rider since I'm still new to the area. Spoke with the agent and they turned down an offer of 120k so I think I'll probably rule it out since I think they had it listed at about 5k over in the first place just as compared to others I've seen. Back to the drawing board Sad

I was wondering if the tongue and groove panelling in the kitchen was hiding something.

It will all need replastering once wall paper and wood cladding is down. Kitchen and bathroom need replacing. That means you can't really move in until this is done. Also the garden is mainly concrete- another big job to dig up. It will be a lot more work than it looks.
