Low pitched or flat roof?

Hi. We are semi detached and the architect has advised we need to build about 7.5cm in from the shared boundary for the roof overhang on a low pitched roof or alternatively have a flat roof and build on the boundary. Any advice on the pros and cons of either? I would like to gain as much internal space as possible really and u deft sand flat roofs are better these days. Help!

Pitched roof every time. They look so much better apart from anything else.

Hi OP, do think that pitched roofs look better, but we had to have a flat roof due to soil pipes etc in the way & not being enough room for a pitch, we have a glass lantern in ours, so the amount of actual flat roof is not that much iykwim, the flat area is covered in rubber, so the lifespan is longer than felt etc, it actually looks pretty good as the lantern has very thin glazing bars (its grey aluminium) so let's in a a great deal of light.

Thanks both. I like lanterns but we have more than enough light in the room already so wouldn't have one.

Flat roofs have a tendency to hold water, and if there is gravel on a flat roof, this can puncture the felt when walked on and cause roof leaks, damp patches or thermal breaks for excessive heat loss. A pitched roof every time, and you get space within the ceiling void for pipes/wires to run.

We went for a grass roof which is slightly sloping. We didn't need any more light and wanted to build a large ground floor extension. It looked great in the summer, it's a bit bedraggled at the moment but this is our first year, so hopefully will look better next year.

I went for a flat roof, so I could have a garden up there Smile. You can see the space from the upper floors of the house, and I didn't just want to look out on a grim expanse of tiles!
