Overpriced?

Spotted a really nice house that would suit our situation.....

Looking in right move it was added to the market in April 2016 with agent A (can't see original listing price), it was then re listed with Agent B in October stating offers over, the reduced by agent A in November to the same price as Agent B but with no other wording....

We can make a make offer of £175k, but the property is on for £185k....as it has been on for 7 months do you think they would consider a large drop in price?

No harm in asking- it really depends on the seller's circumstances. I currently live in a house that was originally marketed as £315k and I paid £275k 4 months after listing because the owner had split up and was moving in with a boyfriend.

Sounds like it was a bit overpriced initially if its still on the market. Speak to the estate agent and sound them out. If you cant go higher than 175k then i would offer 170k to start with. Doesnt sound as if you have veiwed the house yet? Go and look first to see how much work needs doing. Some sellers can be really stubborn and wont agree to accept a lower price even if the agents suggest they do. Good luck.

You're correct, we haven't viewed it yet. Ringing the agent first thing tomorrow, just wondered if we did like it.

They can only say no right?! And it's not the end of the world if they do.

£10 below is not much of a drop. I'd offer £170k and then raise to £175 if rejected.

The house we are in now started at offers over 290k. Then after 5 months dropped to fixed price 280k. We offered 275k explained it was all we had and couldn't go higher. Sellers rejected. We said we would leave the offer on the table while we continued our search should they wish to reconsider. The accepted the following day.

The 'drop' would only be slightly more than 5% of the asking price. It's not huge or wildly cheeky on a non-selling house.

FYI you can usually see price changes on Zoopla if it's listed on there. It's a pain that rightmove don't show it.
