Cost of flat roof?

We've just had a quote for a flat roof on our extension which is about 12ft X 12ft. The old one will have to be removed also. Googling brings up an approximate price of £1000-2000, which is what we expected

Our builder, who has worked for us before and seems generally reasonable has quoted £8000 this is so far away from what we were expecting it makes the whole project unlikely.

We're in the south east. Can't think of anything else that might be relevant to the price.

Anyone had one done recently? Thanks

We are in Wales. We had our old roof taken off, new timbers put in and fibre glass roof done and it was £3,750.

Thanks sugar that's really useful- I suspect we need timbers also. That's double what we expected but still some way from his quote. It's so strange. I don't know if we've really screwed up our research or whether he's misunderstood something!

What floor? Does it include scaffolding as well as the actual roofing materials? What materials? We got some special fancy stuff and it cost ££££

Watching with interest. I'm Herts and just had a quote for 9k, not including the extra scaffolding for a temporary roof whilst they do the work.

We are about to have ours done - 3 bed dormer and it's going to cost around £8.5k

It's ground floor- the kitchen extension. The quote doesn't specify scaffold and I'd imagine they'll use a tower but not certain

Still want- I do wonder if it's fancy materials. Will check

OP there are all sorts of different materials they can use from bog standard roofing felt to water repelling stuff or something which is guaranteed for 20yrs. We went for the latter as ours is second floor so requires scaffolding etc and we can't see it so wouldn't spot any problems until it was too late and, having had water coming through that ceiling before when the roof perished, didn't want it to happen again.

Yes, it's the whole roof. We've opted for the more expensive so it (hopefully) won't need replacing.
