Help! Is this offer too cheeky?!

We offered on a house about a month ago. Everything seemed to be ticking along nicely with the sale until last wk when we got a phonecall saying our sellers had pulled out. We've lost money to the tune of 1k on searches etc. Totally gutted. There's nothing else on the market in the area within our budget (this house would have been a project)
There's a gorgeous house however that has been on the market for almost a year. The price has been slowly dropping from £400k by 10k every couple of months. It's currently £369k Our budget is £330-340k max. Do you think it's worth us viewing or would we be totally deluded? No idea where to pitch an offer! should add that we're in a good position as we've sold to first time buyers. Any advice appreciated Smile

You'd need just over 10% off asking so it's doable. Nothing to lose by looking.

The worst that could happen is that they say no. What have you got to lose? Nothing ventured, nothing gained!

I was once told by an estate agent that they usually expect a house to sell within 10% of its asking price so you have nothing to lose by having a look and if you like it make an offer.

Sounds like it might be worth a look then. Thanks!
