Solicitors fees

How many can we expect to need to budget for solicitors please for a sale and purchase? In the south east. Sale is £450k and purchase £750k. And what other hidden costs might be sprung on us?!

Suggest around £1500 - £2000 for sale and purchase - you can get it cheaper over the internet but cheap is not always better.

Extras would be cost of searches, land registry fees, bank telegraphic transfer fees and stamp duty.

If you're selling a leasehold property, solicitors fees are higher and there would be fees associated with providing a management pack, costs for any Deed of Variation, Deed of Covenants and Notices and possibly a retention to be held pending end of year accounts.

Thank you. It's a freehold so no need for the other bit. We've had a quote for £2,800 all in including feed, searches, land registry and some other small costs. Plus stamp duty of course. So think this sounds reasonable?
How much approx should we be looking to hold back for surveys?

A full structural survey can cost around £1000. A Home Buyer's survey may be a few hundred pounds less and a basic valuation around £200. Depends really on the age of the house and the condition of it and how important you feel it is to know as much about the house as possible.
