Purchase property opposite Green Belt

Would a view of trees/bush albeit greenbelt from your bedroom discourage you from buying a property etc

So the front of the house, on the other side of the road is a greenbelt area with trees etctc

Of course not - except that I know that area and the green belt is under constant threat. You also have the busy and frequently jammed road. Is that why it isnt shifting?

I have to say that for that price, even in that area, install a shower screen and trim both hedges.

Friend of mine bought a house thta backed onto greenbelt and was much upset to find she wasn't allowed to extend it backwards.

Don't most people WANT a view of greenery? Surely that is a huge positive? I don't think green belt view is the issue here.

If that is your house get the photos re-taken. They are dull and some slightly fuzzy and don't show the house off very well at all.

The kitchen/living room looks like a hospital - get a nice rug down or something. Some art work on the walls. A nicer table cloth would also help. Nicer furniture to stage but assume that is a bit out of budget.

Same for the bathroom, looks really clinical like an old peoples home - nice bright towels and bath mat would help. Take the huge black bin in the bathroom away.

Also you need WAY more photos of rooms. Only one bedroom photo? No kitchen photo?

Also it is better to pay for better floor plans with room dimensions on them. Huge bug bear to not see the room dimensions on the floor plan - no one wants to keep flicking to the description page and you don't know exactly how they have been measured.

Says 6 beds but you've got 5 beds marked. There is the family room downstairs room off the bathroom which I assume is meant to be your 6th.

Honestly i'd be seriously unimpressed off with your agents - they have done a shoddy job on that listing.

You have a sower over the bath but no shower screen or curtain. That is a job a buyer will have to do to make the shower usable unless they like flooding the bathroom.

Your hedges are really wide and tall and look like they need a good trim back.

First thing i notice is the strange layout downstairs - the sitting room in the middle of the house with no windows - i would want to knock the wall down and open it out to the kitchen. I also find it odd to have 2 bathrooms downstairs as well as 2 upstairs. So if i was looking in your area i would look at this house and know i would have to spend some money to make it work for me. If other houses round about have a better flow between the rooms they will be more sought after.

Yes I think its real greenbelt and the appeal was even rejected as well

Re the layout, yes I agree we understand that the whole house needs a re working, might reduce upstiars to 4 rooms to make them bigger and the downstairs living area needs complete re working, want to move kitchen to over look garden, knock a few walls down to make it flow etc, all in all needs a total re work to make the size sensible etc

I would only buy if I was prepared for the green belt area to disappear eventually, because it will.

You really think it will eventually be built on, next question is does an additional X houses etc reduce or increase value of the existing houses

as someone else said - that shower is unusable without flooding the bathroom. Put in a shower screen and remove that ghastly black bin.

downstairs looks really smart. The one photo of a bedroom looks like a student flat. And why no photos of the other bedrooms?

OP are you planning on buying, not the seller?

A massive housing estate built on the green belt land will be detrimental to the value unless it brings something like a new outstanding secondary school.

I think there are better houses for the money that don't need so much work to make them nice to live in. It has an ackward layout.

What's quite off putting given the price and size of house is that you walk in almost directly off the pavement - people might prefer a bit of a front garden. Also, with the greenbelt behind + that motorway quite nearby - is the garden quiet or can you hear the motorway?

Also, with the way the property is presented, I can't see anyone is going to fall in love with it. Have a look at the house under offer below - very similar sq footage, location and price - but the presentation is lovely and welcoming.
