Two estate agents, diff price

First time buyer and would genuinely appreciate advice on this property

DH viewed the property on Friday and we arranged a second viewing the following Monday for me to see it. It ticks lots of boxes for us....decent garden for 18mth old to run around in, spacious bathroom and kitchen diner. The kitchen is small but larger than the postage stamp we have now so i can live with that.

I want to make an offer. The estate agents we saw it with have it on for £184,995 reduced in Sept so I was thinking of offering £177k. The EA also told us a different EA was taking the property on and when I checked their website it's on at £179,950. The neighbouring property was on the market for 170 but i don't know how much it sold for as it seems to need more work.

Would an offer of 172k be too cheeky?

Beautiful house!

I would offer 172. They have reduced the price and got another estate agent. They want a sale.

That's a lovely house. I would start with your low offer you can always go higher.
