Landlords: How often would you expect to redecorate?

As the title suggests I'm wondering how I often you would expect to redecorate a 3 bedroom house when renting to a family?

We have just vacated our rental and there were the usual sort of things such as hand marks on the wall going up the stairs etc.

Would you expect to redecorate between tenants if they'd been there a few years?

Yes but I would also expect a tenant to leave it clean have you tried wiping or washing the wall? Sugar soap gets most th I vs off.

I'd redecorate between tenants (or during a tenancy if something really needed doing and they weren't planning on moving soon). Equally, I'd expect a tenant to at least try cleaning marks off walls if possible and not just assume that I was going to redecorate so it didn't matter how they left it.

Yes but only from a wear and tear, freshening up point of view.

I'd expect my tenant to make good any damage or marks.

Hand marks you should be able to clean tbh.

I would probably do it between tenants anyway - much easier with an empty property, and simpler all round to start with an inventory that says 'newly decorated throughout'.

also, moving out tends to cause some slight damage.

The problem with wiping stuff off walls is that it removes the paint.

I ve been in my house 3 years and it hasnt been decorated in 7 years. It is painted all magnolia all the way through.

It wants doing tbh but im not doing it and the landlady isnt interested.

Mine was done (the one I let out) in 2014, after being done in 2006, but I had had tenants in for all that time. Some rooms have now been redone. I do leave paint in the cellar for tenants if they want to touch anything up.

We were in a Married Quarter abroad and that wasn't done for over 10 years, but then, they couldn't charge us at march out for the state of the paint work. We currently rent privately abroad, and this won't have been done for over 6 years by the time we move out, so again, I'm hoping the various dings on the paint work won't cost too much. The paint is all in the cellar here too, but I am not repainting the whole house.

I've never been a LL but as a tenant a house that hasn't been decorated in ages really puts me off. When I'm paying £600+ a month I would like freshly painted walls.

I would expect to redecorate after every set of tenants unless they were only there 6 months to 1 year. 2 years and up defo.

However that is not a license to leave hand prints on the walls - you should give them a clean up.

As a tenant I repainted every few years same as an owner occupier difference is now I can choose brighter colours. If you've lived in a house seven years and intend to stay why on earth wouldn't you paint it?

We painted the main traffic areas after three years with the same tenants and would expect to paint between tenants.

I was a tenant for a number of years and I got pretty sick of having to paint over bright colours (especially pink FFS) in flats I rented.

You didnt have to paint....
