Solicitor fees - how much?

We are in the process of choosing an estate agent to sell our house. It was rented so no chain (at least below). One of the agent's fees include solicitor fees and I'm wondering how much of a bonus is this inclusion?

Can anyone tell me how much I might expect, on average, to pay in solicitor fees, please?

It depends on how much your property is worth. A good solicitor is worth their weight in gold if you want a speedy move. I'd always use one with good recommendations.

The solicitor-tied agent is generally a bad idea - higher chance of expensive, incompetent amd bone idle.

Look for about £600 to sell a £500k house, plus disbursements. More to buy as more work.
Ask about response times ans deputising arramgements in case of holiday or illness.

I paid £750 (plus disbursements) on a £250k flat last year but purposely chose a good solicitor rather than a conveyancing shop. This was at a local law firm. The solicitor only had one trainee rather than several so our purchase was mainly handled by the solicitor.

I was glad we did pay more in the end as there was a mix up with the service charge and we got landed with an unexpected bill - the solicitor got it fixed right away at no extra cost. We got to speak to our solicitor whenever and we had a number of face to face meetings during the process so he could keep us updated.

We're looking to upgrade to a house next year and plan to use the same solicitor.

I'm just outside London, priced might vary around the country.

A flat will cost more - more work.

I agree - no super cheap conveyancing shop but no high street dinosaur who knocks off at 3 and cant type either. There is a middle ground.

I would avoid Solicitors tied up with agents.

It always make me baulk. when people are prepared to pay the estate agent sooooooo much more than the solicitor.

My firm would charge at least 1500 for a leasehold but.probably a different client Base.

I would.say anyone doing it.for less than 800 will probably be horrendous.

Sold a leasehold plus share of freehold last year, £700k, fees were £1300 plus vat and disbursements
