Planning Permission for Back Garden Plot

We live in a village where some houses have really big plots, ours included. It's not acres, but you could easily split in in half and have two normal sized plots back to back. So I'm thinking, why not? We could get planning permission and sell half of our garden as a building plot. Our even build on it ourselves and then sell that house! Have any of you done that?

Has the precedent already been set in your road? If not it maybe very hard work and expensive to get at least outline planning that you would need to sell. I sold my house and garden for building in similar way fortunately a developer was funding planning three years, five applications and three appeals to get planning where a precedent had been set in our road.

I know someone who is the process of doing this she's got a bungalow then at the back she's building 2 others she will make a huge profit if it all goes through planning- she's had to tweak but it looks likely this time.

We bought a garden plot where the sellers had got planning permission. Apparently all very easy and straightforward to get.

So, that sounds like it is possible, but the degree of hassle involved varies wildly from one council to another? I've looked at most of our village and there are some examples of houses that are accessed via a long driveway and look like they are behind others. I checked the planning applications and it looks like they were sort of garden plots, but the original property was a big farm that carved out several plots from its plot. So not quite the same, but maybe enough for a precedent... I'm thinking!!!

It is perfectly possible in many areas except perhaps conservation areas, AONB or green belt. Check with the planning authority for relevant policies and what restrictions there might be. How the new house accesses the road will be an issue regarding vision so you may need expert help to draw up the planning application. If there is an agreed local plan, this will also inform you on what might be possible. Prescient is not everything if policies have changed.

Around us even with the need for housing some applications for back yard development have been declined due to not being in keeping with the current layout of properties. Just don't bank on getting permission.

I'd suggest you get in touch with a local architect, they should do a free consultation initially about how likely you would be to get planning permission, also some councils will talk to you informally about whether they would be likely to approve an app, that's worth asking, good luck!
