Help buyers structural survey!!! WRONG!

Short of it:

Buyers had a full structural on our house, he came back and said that it has had underpinning in the last 8 years- the whole time we have been in the house...

thing is- it hasn't!! We didn't have it done and it wasn't done when we brought it, our full structural didn't pick it up or the need for it to be done. We have supplied our buyers with our copy of this report.

We have done much work on it in the last 8 years mainly inside but no underpinning. I'm shocked that a survey can come back so wrong...it's given me little faith in this process...our buyer is demanding warranties for work etc but i can't give it them as we haven't had it done!!!

We are due to exchange in 3 weeks-i feel sick with worry.

Provide this information to your solicitor and ask that he/she conveys it to the buyer's solicitor. The buyer should then ask their surveyor to clarify. It could be a simple mistake which should have, but hasn't been spotted prior to the survey being sent out.

Have you seen the report? I'd be surprised if the surveyor can put a date on work which he thinks has been done, which hasn't been done at all.

I would put in writing details of the work which has been done while you've owned it, copies of any relevant guarantees and say that during your ownership, no structural work has been carried out and that, as far as you are aware, none was carried out before you purchased it. There's not much else you can do.

I would also ask for a copy of the report- not unheard of for buyers to try it on for a reduction !

Buyers have pulled out! Back to square one!
