1st house purchase - How many viewings is too many viewings?

Feel like I may be bordering into annoying-buyer territory...

It's been a very drawn out purchase so far, we're about 4 months in from having our offer accepted, and hoping to exchange today (fingers crossed!).

Being FTB, there were things we didn't really understand or appreciate, so we overlooked lots of practical factors and instead focused on gut reaction.

We're now 3 viewings in, and have just realised we need to do another in order to be certain of measurements before we buy a carpet.

In your experience (as buyers and sellers), is there a number of viewings before you think, hmmm...this is too many?

I don't want them to feel like they have to tidy every single time we go over, and end up resenting us

If you have exchanged I think it's ok to ask to measure up equally they could say no, measure up when ypu move in. 3 visits is not excessive though.

Go as many times as you need. This is a huge purchase with a large sum of money involved - going over to measure up is totally reasonable!

Going against the grain here, but I'd say that the 3 you've already had is plenty. Multiple visits before you exchange is justifiable if there are specific things that you need to get checked out before you commit. If you haven't already had several viewings then a measuring-up visit is also fine. But I think it's pushing it to go back for a 4th time for something that a) could have been sorted on a previous visit and b) could probably wait til you're in. Sorry!

Doesn't the estate agent have approximate room sizes in the particulars? A carpet fitter will want to measure for themselves anyway, but you could get quotes using the estate agents' measurements as they will give the maximum length and width of each room.

I would say no to someone that wanted to come back a 4th time. I would make you wait until completion.

We said no after the third time. It was starting to get ridiculous. Your carpet fitter will measure up for carpets when you move in.

No need to go back! We were at exchange today and they decided not to sell anymore.

All this worry over them having to allow the estate agent to show us around (whilst they were at work no less), when they have no qualms leaving us out of pocket and with no time left on the clock to fix things.

Sod carpets, I now have pack up my life and find a home in 2 weeks.

We've dusted ourselves off, theorised the best way of getting revenge (settled on a decidedly tame option of adding the vendors name to some spammy mailing lists ) and booked viewings for what's left on the market - seems to be a quiet time of year!

As for the where to live in 2 weeks time issue...I'm sure something will materialise...
