There is just nothing on the market! I go online every day and there's only a tiny trickle of properties coming on. It's so frustrating.

Are people just not selling at the moment? How long will it last? This bloody referendum uncertainty could last ages - do we really just have to wait it out? I saved and saved and saved and now I'm nearly ready. Please oh please sell me your house.

Same in my area, there are less than half the number of houses for sale now than there were only 2 years ago...
548 for sale in July 2014
235 for sale in July 2016

It's not only the quantity that's down but also the quality, the only ones on the market now are the real dregs... overpriced, in poor condition and in undesirable areas.

Yes that's so true sall. I keep being sent all the same old stuff from estate agents. I didn't want it 5 months ago, I don't want it now. Honestly, I think even Kirsty and Phil would struggle right now.

People won't sell at a loss (even if the loss is a perceived one - ie a lower pricet Han they feel they could have achieved a few months ago). There will be properties for sale from those that have to move but otherwise it's a question of sitting it out and waiting for people's expectations to adjust.

I agree people won't sell at a loss or in a falling market (yet)... but the weird thing for my area is that prices have increased considerably in the same 2 year period that stock numbers have fallen.
It seems like the higher prices go the less inclined people are to sell, when prices were stagnant in my area there were plenty of properties on the market, it's only once they started to rise that stock levels started to fall dramatically.

I get what you mean when you talk about a perceived loss lala. I think that, and people generally just waiting to see what happens, is causing it.

I just don't like waiting!

The problem is that the people who are worried the market is going to drop and so are not buying or selling are actually causing their fear to become a reality. Stagnant market = prices will drop.

Ultimately because of the lack of supply v demand I don't think there will be a crash but my gawd it is going to be indeterminably hard and tedious trying to sell or buy at the moment. The next person who tells me we 'just need to be patient' is going to get a smack in the chops...Angry

It was the same last year, the market felt dead already, NOTHING was coming for sale. It's infuriating, when you read about other part of the country where nothing sales, but you obviously cannot relocate. Prices haven't seem to go down at all around her. (SE). Good luck, after all you only need one property, but you do need to be bloody fast to view it and make an offer!

Sall - not that odd that stock has fallen, we're in the position that we bought this house 6 years ago thinking it was a 7-8 year house, 10 max. However, in the interim, prices have gone up so much that ours is worth possibly £200-250k more than we paid, but the next step up house has gone up by so much more that short of a lotto win, it's out of our reach, unless we are prepared to compromise on quality of life things like no longer being walking distance to the station for DH or dcs school.

Realistically, if we want more space, we will have to convert the loft or go over the garage, yet when we bought this we hadn't planned to do work. There's a lot of people like us who've found those "in between" houses have become "forever" homes by accident.

House price rises aren't a good thing for many people unless you are trading down. Sad

I'm very lucky to have received a good offer on my house which was snapped up very quickly - mainly because there was little else on the market to compete with it - but have been really struggling to find a new home. As mentioned up-thread, lots of the properties that are on the market are there for a reason with very many of them being in poor condition, in bad areas and/or vastly overpriced. I'm getting worried now that my buyer will drop out and I'm coming under pressure to sell up and rent till I find something but the whole situation is so uncertain I really don't feel comfortable doing that. Don't know what to do for the best other than keep looking and hope for the best. I'm in the south east btw.

Uhhghg. The viewing we had lined up has just been cancelled because someone swooped in with a full asking price cash buy!

And it was the only one that was even vaguely good out of a tiny choice.

I'm ready to give up. Why is no one selling? Sad
