Hs2 issue affecting new house

Found our dream house and all seemed to be going well, had offer accepted and solicitor instructed etc. Thursday changes were announced to Hs2 route and it now goes through fields directly behind the house.

My head is saying pull out now as it will affect house prices in area though emotionally it's the only house we've seen and loved. Spoken to solicitor who's advised pulling out as she said it will stress us out in the future with the debate about the route and also affect any future mortgage we might need.

Anyone been in a similar situation?

I know really pulling out is the only sensible thing to do. So upsetting but even more so for the people on the new estate who've already committed and bought houses there. The builder was pushing us to Exchange earlier this week but our solicitor wasn't ready!

Pull out. Wait for house price to drop. Offer again.

If the house is on the Shimmer estate then definitely pull out - www.bbc.co.uk/news/uk-england-south-yorkshire-36716526 this link suggests that part of it might need to demolished.

However if it's not and it really is your dream home then check the detailed plans carefully, see exactly how far away it will be and how it will be constructed - eg in some places they are tunnelling it and while there will then be disruption during construction afterwards it shouldn't have any real effect. If you think you could live with it then you could negotiate a significant discount with the builder.

Of course there is always the risk of further changes so the safest option is definitely to pull out.

It's not Shimmer (really feel for people there) but a bit further north - Crofton. There's also going to be a train depot there and the line looks like it's about 250 -300 metres away.

Pull out. It is fine to buy near a busy road and train line once it is built and you can assess the implications. But you will have years of stress and worry here because of the uncertainty it creates.

Walk away. Either way you look at it, sounds like a nightmare already. If it's forever home, think about the total impact of it on your daily during the complete project cycle and then when it is up and running. If it is a stopgap home, then you are throwing money into this that you will never recoup and be stuck in house no one wants for so much less than you will want to hold out for.

Lost out on a house I fell head over heels for after searching fruitlessly for 18 months (very very firm idea of what I like!). But would you believe the seriously perfect house showed up 3 months later. Yours will too.

Hs2 may not happen -stupid idea anyway and even crazier for a country in financial trouble - but it will take a long time and a lot more wasted money before that decision. Meantime if you buy the house it may well be unsellable. Sorry.

Pull out!! The value of the house will drop further as more properties are built on the line to serve commuters.

Also the value of the house will always be dampened by the threat of HS2, even if it hasn't happened yet.

If you really, really love the house, it may be worth putting in an insulting offer. The developers will have this happening with a lot of people at the minute.

The worst they can say is no.

We live not a million miles away from HS2 and having seen some of the stats it is going to cause a nightmare for locals. I would pull out. HS2 Ltd have no concern whatsoever for the countryside or communities the line is going to plough through. It's very saddening. I just hope the new government comes to their senses.
