...and ours isn't even on the market yet! Fabulous location, lovely property. I need to stop loving it as the likelihood of us buying it is extremely slim (is also probably a bit over budget)! Must stop looking at right move app .....

Put yours on the market with the same agent.

We did this. We called the agency selling our dream house and arranged to view and have ours valued the same day. We made sure the agency knew we were only selling ours if we could buy the other one. They worked very hard for us. A week later we both held open days and we managed to secure the house. We're hoping to move during the summer
