Where in Herts or maybe Cambs?

Family of mine are looking to relocate/downsize and want to be an easy journey to both Hitchin and Stortford. Commute/ schools not really an issue but would like decent access to shops, GPs etc. Budget 400k, 425k tops. Hoping for a modern/new build. They are looking at Buntingford but is there anywhere else they should be looking?

How many bedrooms do they want for their £400K? How many decent shops. Just a reasonable small supermarket/Dr/Dentist/Chemist etc (ie small market town) or more browsy "shopping" type places. Lots and lots of villages between those 2 places - unless you start going towards Ware/Hertford.

They want three bedrooms, sorry, I did not put that in. The third could be small though.

I think a small high street is enough really. Where they live now, they are used to going into the nearest town for proper shopping. I think Hertford would be out of their price range? Don't know about Ware.

Royston may be worth a look. You'd certainly find something in price range and there are a fair number of newish builds. Mid way (ish) north of both. Good train links too. Baldock is nice - but probably too close to Hitchin rather than in the middle.

Don't know enough of the villages (I am more Hitchin way) to know about the high streets - but I do know Buntingford is pretty and has plenty of shops etc.
