chimney stack question

Weve recently moved house and noticed our naighbours chimney stack seems to need some repair. It is in the far corner of our naighbours house and so only biewable from our yard so im unsure if she is even aware of its condition.

It looks as though all the cement between the bricks has worn away.
So im
Concerned it may fall into our yard

Any advice on how to approch this!?
am i able to push her to fix it? Any one know rough costs of such repairs. Its a victorian terraced style house so very high up.

Sounds as though it needs re-pointing. Providing it doesn't appear to be leaning, it's not a major worry for you. If it doesn't get sorted out then it could become a problem - your neighbour may experience issues relating to penetrating damp. If you feel you must say anything then it would probably be best to say in passing that you have noticed from your yard that their chimney looks as though it could do with re-pointing
