Adding a home office- worth it?

Not sure it would make a huge difference to an asking price but might add to overall appeal?
Anyone any opinions? Our existing summer house needs repairing and we wondered if adding a home office with power and insulation might be a good bet re. selling in a couple of years or so. Not a lot of space but would be around 9 x 9 ft. Prices are around £5K for work and adding in the extras like power, insulation.
We currently have 3 receptions but the study is tiny - 6 x 6- and off the lounge so not idea for anyone working from home with a family in the lounge.

I think it would add to the appeal of the house certianly as more and more people WFH at times now.

Don;t know about adding value. but £5k for the work isn't loads on e.g. a £500k house but its a it or a bigger deal on a £150k house!

If it is useful to you do it. It will be more appealing as a nice extra not necessarily adding value.

Difficult to say on the value front, depends so much on house and market.

Since you already have a study, you might max value & appeal by dressing it as something else, eg a games room with sofa, tv, pool table/dartboard, beer fridge.
