We currently have a 2 bed shared ownership home in London, lived here for 10 years. If we sold it would make around £25k profit. We would really love to have a 2/3 bedroom house with garden. Ideally we would like to move out of London. Our daughter's school has not been great - she has a statement of special educational needs and between the school and the local authority it has been torture!

Can anyone recommend areas to look at where we may be able to afford a house no more than £250k and commutable to Central London?

I am not sure if we can even afford to do this as the train fares are so high at the places I have looked.

We live in Alton, Hampshire. Definitely more affordable, lots of people commute from here, and we are the end of the line so you always have a seat in the morning !

You'd really need £300k for a house though, but you could get a maisonette for your budget

I've never been there, but Ashford in Kent often gets mentioned on these threads and there looks to be plenty of 3-bed houses there under 250k.

Which bit of central London to commute to? How long are you willing for your commute to be?

We both work nearish to Westminster. Ideally commute no longer than an hour.

Basingstoke to Waterloo is about 50 mins. You might be able to afford something in Basingstoke but you'd have to walk/drive to the centre

Haywards Heath in Sussex is 45min to Victoria. Town itself isn't that inspiring, but lots of nice villages around and it's easy to drive and park at station
