new build - what to offer?

We've looked at a new build house and loved it. We are wondering how it works on buying a new house. Would you offer the asking price or less and work up if need be?

We offered less and got extras added for free. They are more likely to give you extras than lower price but it depends on the area

So much will depend on how long they've been trying to sell them. If they've been up for sale for some time then unless there's something wrong with the location or layout etc. then they're very likely overpriced anyway.

Many new builds are overpriced compared with older properties in much the same location and with much the same space.
