Does a 'wine cooler' count as fixed or fitted?

Received Fixtures & Fittings list and seller wants extra cash for it which has surprised us. It's intergrated as far as we can see.

He's also put on the form that he wants extra £ for items that formed the Memorandum of Sale. Not too worried about that as to the best of my knowledge that's legally binding.

Any advice on the wine cooler appreciated - thankyou.

contact your solicitor about the other stuff - otherwise you risk it being taken when you move in and an expensive argument. Add the wine cooler in while you are at it.

Are you sure the wine cooler is integrated? Not just in a specially made space?

I think basically anything that can be moved without getting a screw driver out falls outside of 'fixtures and fittings'.

I think as long as vendor says (as he is), you can take what you want.

I think most wine coolers are free standing rather than integrated. It just fits in a slot and could be easily removed.

When we moved the wine cooler was just slotted in. So we could have taken it but...stupid thing never got cold enough and it wasn't going to fit anyway in the new place so we told buyer they could

Ours is not integrated although fits exactly into 60cm unit space. I wouldn't leave it for free.

The vendor could decide they were taking everything - that's why the forms exist so you know. The EA's blurb will also be caveated. Unless the vendor specifically told you something was included but is now going back on that, I wouldn't be too bothered.

We moved recently and I was wondering whether the big fridge freezer would be included. It was, but I didn't expect our vendors to ask for money for the light fittings!

We have agreed that we will pay the £200 for the wine cooler but that the rusty creaky barely standing BBQ & 40 foot flagpole go.

They weren't mentioned on the F&F list so we suspect he was planning on leaving them for us to throw in the skip discard.
