Hi everyone, our house has only been on the market for 2 weeks, but we've had 7 viewings and no offers, they all said they didn't like the garden backing on to a busy road that runs through our village, it is noisy and the reason we want to move away! Though we have already priced our house 10k and 20k less than 2 others that are identical up the road, but without the road behind their gardens. We thought this was a fair price in comparison (all 3 bed semis).
6 viewings were people already on EA's books and looking at several different areas, only 1 couple wanted to specifically live in our village (commuter village with excellent school so prices inflated, the others will most likely want to go elsewhere where they can get more for their money).
We have had an offer accepted on a house we don't want to lose and the EA is now putting pressure on us to drop our asking price to hurry a sale along. We've offered 420k for the new house, our place is on for 380k and we're at the maximum end of our budget and what we can borrow from the mortgage lender, so we'd have to try and beg and borrow from my parents to make up the shortfall f we dropped, or persuade the vendor to drop the price we're paying them which they are v unlikely to want to do!
Should we drop our price or is it too soon? If we drop to 375 it puts us in the same category as a v similar house that is the unextended version of ours (we have a back extension with an extra room used for play room / office and also a conservatory). That would make our house 15-25k less than the almost identical houses up the road that don't have the busy road behind their gardens, and the same price as one that has 2 less rooms than ours and is also literally right next to the railway line, would you drop even further than we already have??
