We need to modernise prior to letting out. It needs to be hard-wearing I cannot seem to get any advice on this from companies but I know you Mumsnetters are
very good on this subject so I hope you will oblige

my rental has the same bathroom as my own house, and the complete set of kit cost under £250 for each. It is lasting fine in both places, it is all in the installation - especially regarding the bath.

think simple and easy to clean/fix/replace. No twiddly bits, free-standing baths, butler sinks or any of that.

a rental bathroom needs both shower and bath, a good extractor fan, a shower screen (not curtain) and places to keep stuff.
