Is a bit called 'the village' ? Is there a village in each bit?

And why is it desirable - it doesn't look as nice on streetview as Crystal Palace ?

Dulwich village is the most desirable. It's bloody lovely and does look like a little village (way nicer than crystal palace). Super expensive.

Then there is east dulwich which has lordship lane running along its length as the main highstreet. It's not as pretty as dulwich village, but still lovely with loads of nice shops and restaurants, plus flanked either side by dulwich park and Peckham eye. Probably about 20 years ago east dulwich would have been a bit rough, but it's well and truly gentrified these days and house prices are through the roof (£1mil for 3 bed Victorian terrace easily).

There's also west dulwich which I don't really know, but I think all of dulwich is pretty desirable these days!

Dulwich Village deeply desirable and v v expensive.

E Dulwich thoroughly gentrified but the area around the station is a bit grimy. The lovelier bits start at the south end of Lordship Lane at Goose Green. The roads leading off LL remain very desirable up until the northern tip of the road.

W Dulwich doesn't have an awful lot there, tbh.

Dulwich village is like a gorgeous country village smack bang in the middle of South London. Crystal Palace really doesn't compare.

SE21 is Dulwich.

SE21 is Dulwich village and W Dulwich. E Dulwich is SE22.

Dulwich is desirable because of the proximity to London, excellent independent schools known internationally, and the Village (which as PP have mentioned) which is one of the most beautiful spots in inner London and one of the only true London villages (Highgate and Blackheath being the others).

Dulwich to me = SE21.

East Dulwich = SE22

SE22 has truly gentrified. It is walking distance to SE21 and has a much more 'happening' vibe than SE21. I like to think SE22 caters to the younger market (sub 40) with all the bars/restaurants etc on offer. Lordship Lane is probably the best high street in SE London for entertainment/food/drink.
