Confused by building regulations and would much appreciate some advice!
We are looking to buy a house that has a small kitchen. Next to it is a solid brick utility area with a double glazed window and door leading to the garden.
We are interested in knocking down the wall between the kitchen and utility to create a kitchen diner area. This would require steel structural support I'm told.
What I'm unsure about is whether there would be requirements about insulation and energy efficiency in the utility area as it would be part of the house and no longer separated by a wall and door IYSWIM. And because of this it would be considered an extension requiring planning permission and specific building regulations for an extension?
We hope to see it with a builder again soon but I'm having trouble finding a reliable and knowledgeable builder!
