Existing planning permission

Planning permission has been granted on a property we are hoping to purchase.

We would want to extend the bungalow but not as much as the original (granted) plans.

Do we have to re-apply? We wouldn't be going further than the build-line in the plans.

I would imagine if it's smaller then you would be fine and wouldn't need to do full re-application but check with your local planners just to be sure. And make sure that the pp is current too as they lapse after three years - at least they do here.

It depends, we've just had to re-apply because although we were going smaller than the original planning permission, there were a couple of other amendments (such as being slightly closer to a neighbouring property, position of windows slightly different). It was actually our own previous planning permission that we were looking to change - realised we couldn't afford to do everything we'd initially planned.

And whilst some people will say have a chat with the council, my experience is that it makes no difference. We were told the changes were minor (by council officer) and we could proceed with what's called a "non-material amendment" - you pay about £30 I think, submit your new plan and Council approves it. So we made that application, council officer came to visit the house, told us verbally everything was OK, and then it was flagged up as un-proceedable by planning committee. We were then told to withdraw it, and submit a whole new planning permission application (with £175 fee!).

It made little difference - other than the fee - we already had new plans drawn up and weren't starting planning immediately and we were confident that it would be approved. But it was quite a long drawn out process.

So long story short - am sure it will be OK but yes, you may need to apply again.
