After what feels like a decade we have had our offer accepted on a new house. I wondered if anyone could help me estimate the costs of any of the following pieces of work we would like to do? It's a typical Victorian mid terrace with side return already done and main part of loft already done. I had a wonderful carpenter do work for me before but he only has time now to make me kitchen fronts as is more into furniture making so wanted to see what prices are generally in case I need to get someone else in to do the rest.
- Extend the loft over the back of the house - there is a back dormer on the main loft but it hasn't been extended over the bathroom ( floor plan attached in next post) and we want to add a room here.)
- Knock down and support about 2m of wall between kitchen and dining room.
- Reinstate edges of wall between living room and dining room and add glazed folding doors so space can be open plan but also separated when required.
- Knock down small toilet room in kitchen extension to make space bigger and add toilet under stairs.
- Lift existing carpets and laminate floors and sand and varnish floorboards in 2 bedrooms and living room and dining room and stairs.
- Build a 3m run of fitted wardrobes in bedroom.
- Build window seat with storage into half hexagon bay window.
- Build in storage for shoes under stairs adjacent to new toilet.
- Add a bigger flat roof light ( not velux) to side return flat roof. Say 80 cm x 1.5m.

Anyone who has recently completed these jobs and can give a ball park cost would be amazing.....I'm finding glazing particularly hard to find estimates without phoning companies and I don't want them harassing me at this stage for the work....
