Finding the perfect lodger

I need to let out our loft to earn some cash. So far our lodgers have been family or a very lucky never to be repeated chance.

Our loft is a large ( aka huge ) room, double bed, shower ensuite, chest of drawers, book case and inbuilt cupboard, dining room table. Fridge, microwave kettle and toaster, and obv entitlement to use washing machine and stove downstairs with us. Wifi and TV.

I really want someone who is only with us during the week.

Is it reasonable to leave a trunk, some records and books in it? There is still masses of room.

And what is people's experience of where to find the best / nicest people? And a contract?

As you can see I am a novice in this. DH does not approve but does not say how we will make up the money. And I also want a return on my investment.

I don't have any experience of letting rooms out, but as a one time tenant who's landlord stored stuff in my loft, and would often call unannounced to take something out of it, I found it very intrusive (loft hatch in my bedroom) and annoying to think I was paying him money to store his goods. I had to say no in the end as it was ridiculous.

So no, based on my experience, I don't think it is reasonable to leave some of your things in there, regardless of size. It would be the lodgers room, not your store room..

Helpful. I think I only did that once, because it was her space, not mine. With her agreement and presence.

What kind of area do you live in? Have you seen the Monday - Friday website?

Will your DH respect the lodger's need to use the kitchen without there being an atmosphere? If you need to remove any of your items from the loft, will you give notice to the lodger so that he/she is there to "supervise"or approves that you want to enter the room while they are out?

I think a M - F arrangement can work very well but not if the lodger is expected to be not seen and not heard. If you have a very territorial/drawbridge mentality (and there is nothing wrong with that) perhaps taking in a lodger is not for you.

Live in the South East, and yes did look at Monday to Friday.

Dh became ok about it eventually. And not a prob re sharing the kitchen. And yup, as said above, would give notice yo lodger if earn need to access room, if at all.
