Building regs sign off for loft conversion AND kitchen/diner knock thru?

I wondered if anyone is in the know about building regs.

We're getting a loft conversion done this year and have budgeted for building regs sign-off when it's done, which is £750+vat.

We are planning at some point to redo the kitchen, removing an internal wall in the process. If we get it done during the loft conversion, aside from only having one lot of mess and disturbance, will we be able to avoid a second set of building reg fees?

Iirc, we only paid one set of fees in 2012 when we got building regs approval for an extension and internal alterations that included taking walls down, moving two bathrooms etc. The work wasn't finished till 2014 which was when we had it signed off by the independent building inspector we used.

Most local authorities list their building regulation fees on their websites under Building Control.

The fees are scaled so there isn't such a thing as one covers all.

And cost/value of work also comes into it.

Most councils charge extras per structural item. Ie £x for loft conversion plus £x for wall removal/steel.

Smaller items are usually listed.

If it's a major overhaul, they ask for the total cost of this and work out the fee this way.

Our local council has a scale of fees depending on how much the work is 'worth' - so a big job has a larger fee. We got our builder to put in a separate quote for just the wall removal (rather than the whole kitchen replacement/refit) and it came in much cheaper. Have a look at what their scale is!

Not your question I know, but check the internal wall isn't an integral part of the calculations for the loft conversion. We are removing an internal in the kitchen and the engineer will factor in the replacement steel being able to support a loft conversion should we ever decide to do it. Forward planning and all that....

Thanks. The wall isn't a supporting wall and is at opposite end of the house to loft conversion so isn't a factor. We are getting the loft co to take into account its removal however as it affects fire regs.
