£5k for new ensuite?

Just had quote to replace our ensuite. What started off with just needing a couple of tiles replaced had ended with a £5k quote for new shower, toilet and sink, new enclosure, new cabinets, mirror, towel rail, tiling for shower and over sink. Includes all fitting and vat. Only thing not Included is flooring.

Does that sound reasonable?? I had no idea how much it would cost....

No it sounds very expensive. I'm having my bathroom done this week. Cost for; old bathroom ripped out and tiles removed, floor sanded (bathroom is 15ft x 15ft) new bath, sink, toilet, taps, tiles, 2 new Victorian style radiators and all labour costs is 2k.
You're being ripped off somewhere!

It depends on the brand and quality of fittings you are using and the size of room. Sounds about right to me if it is for Vileroy and boch/matki type quality, in an average size ensuite, but very expensive if it is cheap b and q / bathstore spec.

I had mine done about 6 months ago and paid about £4,600 inc decorating so it doesn't sound a million miles away imo.

Also it depends on if you're having like for like or if you're moving stuff around, as moving pipe work etc will bump the cost up considerably.

Sink is moving a bit - otherwise like for like pretty much. It's a small room, £2.5k for fittings and sameish for fitting.

We paid £9,000 for a new bathroom a few years ago. But that included some expensive (because unusual) choices and a full set of mirrored cabinets, plus some remedial work as the original bathroom had leaked and ruined floor- and wallboards. (And some pest killing for the colony of ants living under the bathroom floor!)

Ok so it's 2.5k labour costs? I wouldn't say there is anymore than a weeks work there. Tiling is time consuming but you're only having a splash back and a shower tiled aren't you? Have you used this person for any other work or know anyone who has used them? Only then can you really decide if their work is worth 2.5k.

The shower is 3 walls of tiling, so a fair bit. They said it would be a weeks work. Could do the fitting without VAT, would save us about £400?

I've just had a quote for a new en-suite and a new main bathroom.
The ensuite is approx £5500. I've chosen some great quality fittings and this includes fully tiling the room.
Both rooms together are around 13500. The main bathroom had more complex plumbing.
I could probably get it cheaper but I really trust the plumber and I love the fittings I've chosen.
But I don't think it's unreasonable.
I last had the ensuite done 9 years ago but I cut corners and it hasn't stood the test of time very well at all.

I'd love to get that quote. I've been quoted 6 - 7K for fitting alone on a tiny ensuite (270x150cm): shower, wall hung loo, wall hung basin, tiling, flooring, lighting. Where are you? I'm just north of London.

I don't think its way off the mark. I would however be very wary of any builder who says he can do the job legitimately or off the books without charging vat. That's fraud for a start.

Have you had 3 quotes? The difference can be thousands. It's not just the money either. Who would do the best job and not be nipping off to do other jobs was top of my list.

Clearly but I thought you meant the same builders had said they could do the work without charging vat.

If you meant you would use a different company then no of course there's nothing wrong with that.

Sounds in the right ball park to me.

i paid £4.7k for a complete (small) bathroom refit - flooring, replastering, new skirting, extractor, the works. Not high-spec stuff but not bargain basement either. My plumber is expensive, so labour costs were comparatively high, but he does a great job, especially on refurbs, so I was ok about paying the extra for a decent finish.

The thought of having to get more quotes! It means staying in to wait for folk to measure, and then more time to go and discuss work with them- we just don't have the time! Have had a look at prices elsewhere (not including fitting) and quoted prices seem reasonable.

But non-VAT registered workers can't reclaim VAT on their equipment and materials, so their costs are higher. If they are just fitters it would work out as inputs would be low, if they are supplying the materials themselves, less so.

Sorry, meant that company would provide the goods (on which we would pay vat), but that we could pay fitters separately and that would be vat free. Anyway- just received quote, it's not to level of detail I would want, so we're going to get at least 1 more.
